Ahmedabad, October 7, 2026: The Ahmedabad Urban Development Authority (AUDA) has cleared a zoning change in Motera to make way for the Sardar Vallabhbhai Patel Sports Enclave, the sports complex at the centre of Ahmedabad's preparations for the 2030 Commonwealth Games and its proposed bid for the 2036 Olympics. The decision was taken at AUDA's 312th board meeting on Monday, October 6. In the same week, the Ahmedabad Municipal Corporation (AMC) ordered a detailed traffic study for the newly opened Makarba LC-24 railway overbridge, where commuters have faced congestion.

What AUDA approved

According to AUDA CEO Mirant Parikh, the board unanimously approved converting land in Survey No. 282 at Motera from Agriculture Zone-1 (A-1) to Residential Zone-1 (R-1). DeshGujarat reported that the change covers more than 20,000 square metres of agricultural land; TV9 Gujarati identified the parcel as Survey/Block No. 282/A (part).

  • Legal route: The change was approved under Section 19 of the Gujarat Town Planning and Urban Development Act, 1976.
  • Purpose: The rezoning is meant to allow construction permissions for an international-standard stadium and related facilities within the enclave.
  • Land involved: The parcel is part of a larger area planned for the enclave by Gujarat Sports Infrastructure Development Company Limited, which also includes land owned by the municipal corporation, riverfront-adjoining land and state government land in Motera.

What happens next

The zoning change is not final yet. The board's decision now goes to the state government for examination, followed by a preliminary notification. AUDA will then invite objections and suggestions from the public before a final notification is issued. Once the statutory process is complete, the AMC will implement the change. AUDA said the meeting also approved other measures for planned development in Ahmedabad and its satellite areas, but has not detailed them publicly.

Why it matters for buyers: Zoning in a development plan decides what can be built on a plot. Anyone tracking land or projects around Motera should watch for the preliminary notification, which is the stage at which citizens can formally file objections or suggestions.

AMC orders traffic study at Makarba overbridge

The four-lane LC-24 railway overbridge at Makarba, on the Ahmedabad–Botad line in the South-West Zone, was built at a cost of ₹98.60 crore and was among the AMC projects inaugurated by Chief Minister Bhupendra Patel in late September. After the bridge opened, traffic began bunching up around it. In a statement on October 6, the AMC listed the steps it has taken:

  • A "capsule design" traffic layout has been introduced at the site to channel vehicles and streamline movement.
  • The road between Corporate Crossroads and S.G. Highway is being widened to its full available width.
  • The bridge's design consultant, DELF Consulting Engineers (India) Pvt. Ltd., has been directed to carry out a detailed traffic study covering the causes of congestion, current traffic movement and flow patterns, and to recommend both immediate fixes and long-term solutions.

The AMC said it will technically evaluate the consultant's findings before deciding on further measures.
