How to Register as a Real Estate Agent on GujRERA Portal

Pre-requisite: Agent Enrollment must be completed before starting this registration. See the Agent Enrollment Process manual. You must also have a GujRERA login. See How to Login to the GujRERA Portal.
Under the Real Estate (Regulation and Development) Act 2016, every real estate agent must obtain GujRERA agent registration before facilitating the sale or purchase of any property in Gujarat. This guide walks you through every step of the GujRERA agent registration application — from logging into the portal to printing your Form G and payment receipt.

Why Agent Registration is Mandatory
Under Section 9 of the Real Estate Act, 2016:
- No agent may facilitate the sale or purchase of any plot, apartment, or building in a registered project without a valid RERA registration
- The Authority grants a single registration valid for the entire state (Union territory, as the case may be)
- Registration is renewable on payment of the prescribed fee
- Unverified silence (no communication after the prescribed period) is treated as deemed registration
- Registration may be revoked or suspended for misrepresentation, fraud, or breach of conditions — only after giving the agent an opportunity to be heard
Under Section 10, every registered agent must:

Before You Begin
- Complete the Agent Enrollment process (refer to the separate Agent Enrollment Process manual) — enrollment must be done before applying for registration
- Your GujRERA login credentials (username and password) must be ready
- Keep the following documents ready:
- RERA Registration certificate from another state (if registered in any state other than Gujarat)
- Income Tax Returns for the last 3 financial years (as PDFs)
- If exempted from filing ITR: a notarized declaration PDF stating the reason for exemption
- For companies: CIN Registration Certificate, Memorandum and Articles of Association, Colored PAN Card, Company LOGO, Address Proof
- For partnerships/LLPs: Partnership deed, PAN cards of partners
Step 1: Login to the GujRERA Portal
Navigate to the official GujRERA portal:
https://gujrera.gujarat.gov.in/
The official GujRERA portal at gujrera.gujarat.gov.in — click Login in the top-right corner to proceed.
Click the Login button in the top-right corner. The login dialog will appear.

Enter your Username and Password, then click Login.
Always use the official URL https://gujrera.gujarat.gov.in/. Do not use any other domain variants you may have used previously.
Step 2: Access the Agent Dashboard
After logging in, you are directed to the Agent Dashboard.
The GujRERA Agent Dashboard shows all your registration applications grouped by status. A new account shows all counters at zero.
The Agent Dashboard has four status counters:

The right panel shows My Notifications — real-time updates from the Authority.
Step 3: Initiate a New Agent RERA Registration
Click the Apply button in the top-right corner of the Agent Dashboard. A dropdown menu will appear.
Click Apply (top-right) and select "Apply For RERA Registration" to open the Agent Registration Application form.
Select Apply For RERA Registration.
The Agent RERA Registration application form will open.
Step 4: Fill the Agent RERA Registration Form
4.1: Other State RERA Registration Details
If you are registered as a real estate agent in any other state, enter those details in this section.
The Agent RERA Registration form — enter Other State RERA details if applicable, then upload your Income Tax Returns for the last 3 years.
For each state where you are registered:
- Enter the RERA Registration No. issued by that state's authority
- Select the State from the dropdown
- Click File Upload to upload the registration certificate (PDF) issued by that state's RERA authority
- Click Add into the list to save the record
You may add multiple records for multiple states. To correct an entry, click Delete on the saved record, re-enter the details, and click Add into the list again.
A completed Other State RERA record and ITR uploads. Each ITR year shows the uploaded filename once the file is attached.
Note: If you are registering as a GujRERA agent for the first time and are not registered in any other state, you may leave this section empty and proceed directly to the ITR uploads.
4.2: Income Tax Returns (Last 3 Financial Years)
In the Income Tax Return (For 3 Yr.) section, upload your ITR PDFs:

Click the File Upload button for each year and select the corresponding ITR PDF.
Exemption from ITR filing: If you are exempt from filing Income Tax Returns for any financial year(s), upload a notarized declaration PDF stating the reason for exemption. You will see a note at the bottom of the ITR section: "In case you are exempted from filing IT Returns for any/all Financial year/s, please upload a notarized declaration pdf stating the reason for exemption before proceeding."
For non-individual agents (companies, LLPs, firms): The system dynamically prompts for ITRs for the last 3 financial years or fewer, depending on the date of incorporation. Individuals must always upload 3 years of ITRs.
4.3: Save and Submit
Click Save As Draft to save progress without submitting. When all fields are complete, click Submit & Next.
After clicking Submit & Next, a confirmation popup appears directing you to the payment page.
Click OK on the popup to proceed to the Payment screen.
Step 5: Make Payment — Agent Registration Fee
The Payment screen shows the calculated fee for your GujRERA agent registration.

CRITICAL — Do Not Press Back or Refresh: Once you reach the Payment screen, the portal will display: "PLEASE DO NOT PRESS BACK OR REFRESH FROM THIS POINT ONWARDS." Using the browser back button or refreshing the page after reaching this point may result in a duplicate or failed transaction.
Read and tick all four Terms & Conditions checkboxes before clicking Pay. The payment is processed via SBI ePay.
To complete payment:
- Read the NOTE section carefully (SBI ePay terms, refund policy)
- Tick all four Terms & Conditions checkboxes
- Click Pay to proceed to the SBI ePay payment gateway
- Complete the payment via Net Banking, Credit Card, or Debit Card
Preview Application Before Paying
Before clicking Pay, you may click Preview Application (top-right of the payment screen) to review your complete application. This displays Form G — the official Application for Registration of Real Estate Agent — with all your KYC details and submitted documents.
The Form G preview shows your full KYC details — verify all information before proceeding to payment.
The Form G preview shows all Associated Directors and their PAN numbers, as well as the uploaded ITR and Other State RERA documents.
Review the ITR and Other State RERA details on Form G before payment. Click Print to keep a copy, or Cancel to return to the payment screen.
Step 6: Confirmation and Acknowledgement
After successful payment, the Confirmation screen appears.
The confirmation screen displays your GujRERA Agent Registration acknowledgement number. Save this number for future reference.
Your Acknowledgement Number is generated in the format:AG / DISTRICT / SUBDISTRICT / DDMMYY / XXXXXXX
Example: AG/GANDHINAGAR/GANDHINAGAR/190821/0000618
This acknowledgement number:
- Is visible alongside your application in the Agent Dashboard after login
- Moves to Pending with Authority queue for review
- Will be used in all future correspondence with the Authority
Click Print Application to open Form G, and Print Receipt to download the e-receipt.
After submission, the Agent Dashboard shows 1 in the Pending with Authority counter. Notifications confirm the application has been received.
Step 7: Print Application — Form G
Click Print Application from the Confirmation screen (or from your Agent Dashboard) to view the official Form G — the Application for Registration of Real Estate Agent under Rule 10(1).
Form G is the official application document for GujRERA agent registration. It contains your company KYC details, registered address, and all uploaded documents.
Form G Section 1 lists all directors/partners with their PAN numbers. Sections (iii) through (vii) cover ITR uploads, corporate documents, address proof, and Other State RERA details.
Form G records the payment details (amount, transaction date, mode) and includes the applicant's declaration. Click Print to save or print the Form G PDF.
Form G is a comprehensive document that includes:

No physical signature required: Form G notes that "This is an online submitted application with due eKYC done, hence no physical signature required."
Click Print on the Form G screen to download or print the complete application.
Step 8: Download the E-Receipt
Click Print Receipt from the Confirmation screen to download the E-Receipt for Gujarat RERA Payment.
The GujRERA E-Receipt includes a QR code for payment verification. Download and save the receipt for your records.

Save your E-Receipt: The receipt includes contact details for SBI ePay support (+91-22-2752 3816) and the GujRERA support email (inforera@gujarat.gov.in). For refund requests, contact GujRERA via a Support Request ticket within 7 days of payment.
Important — Refund Policy: Payment of registration fees does not guarantee issuance of services. The GujRERA Authority's decision on refunds is final and binding. Auto-refunds (if the transaction does not reach GujRERA accounts) take 3–5 working days via the original payment source.
After Submission — What Happens Next
After successful payment and submission:
- Your application moves to Pending with Authority in your Agent Dashboard
- The GujRERA Authority reviews your application, documents, and ITR filings
- If the Authority finds deficiencies, you will receive a notice via email/SMS — you must comply within the prescribed period (Inquiry Compliance Process — see Section 26)
- Upon successful review, the Authority grants your RERA Registration Number
- Your approved registration appears in the Approved Application section of your Agent Dashboard with the Registration No., submission date, and a Download / Payment Receipt link
Deemed Registration: If you do not receive any communication from the Authority within the prescribed period after submission, you are deemed to have been registered under Section 9(4) of the Act.
Registered Agent Obligations
Once registered, you must:
- Quote your registration number in every sale you facilitate (mandatory under Section 9(5))
- Renew your registration before expiry on payment of the renewal fee
- Not facilitate the sale of plots, apartments, or buildings in any project that is not registered with the GujRERA Authority
- Maintain books of accounts, records, and documents as prescribed
- Provide allottees access to all documents they are entitled to at booking

Common Issues

What's Next?
After your registration is approved:
- Your Agent Registration Number is issued and appears on the GujRERA portal public register
- You may now legally facilitate property sales in RERA-registered projects in Gujarat
